Kentley Hills is located in central Highlands Ranch just south of Highlands Ranch Parkway and west of Fairview Parkway. The neighborhood itself contains two elementary schools (Heritage and Summitview) as well as the very popular Dad Clark Park. Homes in the neighborhood range in price from the high $200’s tp the low $700’s depending on size and finishes.

Over the past 6 months, the activity in Kentley Hills, as with most Highlands Ranch homes, has been slow due to incredibly limited inventory. As we approach the Spring / Summer season, we are slowly starting to see more homes hit the market.

Canyon Ranch Highlands Ranch Condos Latest Market Statistics

Denver Luxury Home Sales Increase 50% in March

March was a fantastic month for Denver Luxury home sales! The number of luxury homes that sold in March 2013 was 50% greater than the number of luxury homes sold in March of 2012! The first quarter of 2013 has seen an overall increase in the luxury sales of 24% when compared to the first quarter of 2012.

While these numbers are in line with the entire market for Denver homes, it is encouraging to see this specialty market picking up so quickly. Many times the market for luxury Denver homes lags behind the broader market. This has definitely not been the case during this recovery.

From the Denver Business Journal:

There were 48 Denver-area homes that sold in March for $1 million or more, 50 percent more than the 32 sold in March 2012.

In the first three months of 2013, 108 luxury homes in the area were sold totaling $160.24 million compared to the 83 sold in the same time period in 2012 totaling $127.11 million.

When running numbers and statistics, luxury homes are considered any home priced about $1 million dollars. The reports include foreclosures and short sales in the calculations and do not specify property condition.

The report also details average days on market for these homes, which has maintained roughly the same number year over year (144 vs 148).

University Hills Home Market Heats Up

New Builds in Colorado Springs Heat Up – Permits up 33% Year Over Year

As the market for Colorado Springs homes heats up, the number of permits for Single Family homes continues to rise. March marks the 15th straight month that the number of permits has increased and shows a nearly 33% increase from March of 2012.

From The Gazette:

Single-family building permits issued to area homebuilders in Colorado Springs and El Paso County totaled 227 in March, a nearly one-third increase over the same month last year, according to a Pikes Peak Regional Building Department report Monday. Permits now have increased for 15 straight months on a year-over-year basis.

For the first quarter of 2013, single-family building permits totaled 625, a 70.3 percent jump over the same period in 2012. It was the best first quarter for any year since 2007.

These are big numbers and point to a future supply coming into balance with the current high demand for Colorado Springs homes and Colorado Springs foreclosures.
