Sales of Denver Luxury Homes Rise – Again

More great news for the Denver Luxury Homes market. A report in the Denver Business Journal shows that year over year sales of luxury homes in the Denver area increased by 73% in February. Month over month sales also increased from January by 5%.

This report continues the trend we have been seeing in the luxury market over the past several months. While the broader market has been increasing for almost a full year, the luxury market has been about 6 months behind. It is encouraging to see the rise continue.

From The Denver Business Journal:

Buyers scooped up almost 37 percent more metro Denver luxury homes in February compared to a year earlier, according to a report released Tuesday.

There were 43 single-family homes and condos with a price tag of more than $1 million sold in metro Denver in February, according to a report from Gary Bauer, based on multiple listing service data. Without the two luxury condos sold in February), that’s a 5 percent increase from January and a 36.67 percent increase from February 2012.

The total dollar amount of the single-family homes sold stood at $57.54 million, up 3 percent month over month and 30 percent year over year, the report states.

 

The market for these homes is much different that the more traditional homes that make up the bulk of the sales reported in the media. Luxury homes account for only a small portion of total sales and tend to fluctuate more rapidly and are influenced more by other economic factors.

Colorado Springs Housing Market Sees Shift

It’s been happening for several months now in the Denver market, but it looks like the shift from a Buyers’ Market to a Sellers’ market is happening for Colorado Springs Homes as well.

We are starting to see a much lower inventory of homes on the market and this scarcity is causing buyers to move quicker and be willing to pay a higher price for homes in the Colorado Springs area. 

Fox21 has a good article on this:

After years of being a buyer’s market in Colorado Springs experts say the tables are turning.

Over the last six months the market has transformed into a neutral market and is now turning into a seller’s market.

A neutral market is where it’s pretty balanced between buyers and sellers. Price stays stable,” Hank Poburka, Chairman of the Board of Pikes Peak Association of Realtors, said. ” We see that usually for just short periods of time.”

For the last five years buyers have had the advantage.

“That has had to do with a lot of things. Lots of foreclosures, lots of short sales, lots of hardships, and interest rates really made a big change too,” Poburka said.

Now sellers are getting their big break.

“We have very low inventory and very low interest rates and that’s causing demand to be high,” Poburka said.

  As the article mentions, the number of Colorado Springs foreclosures has been declining, and this has been a major factor in the market shift.

Colorado Home Price Index shows 12th Straight Monthly Increase

For the 12th month in a row, the price for Colorado homes has shown a positive gain according to CoreLogic. This corresponds with the other reports (Case-Shiller, Metrolist, etc) on prices for both Denver homes and the state as a whole.

As we continue to post here, the market has shifted from a buyers market to an incredible Sellers’ market in only a matter of months. The inventory of available homes is at lows we haven’t seen in many years and buyers are finding themselves in bidding wars more often than not.

Colorado Homes for SaleCorelogic’s home price index for Colorado increased year over year for the twelfth month in a row during January 2013, increasing to the highest growth rate seen since the beginning of the recession in 2008.

Colorado showed a 9.8 percent increase from January 2012 to January 2013. The December HPI report, released today by Corelogic, shows the national HPI rising by 9.7 percent, year over year. since mid-2012, year-over-year growth in the HPI for Colorado has been robust, as inventory continues to decline and demand for home purchase remains steady or increasing among Colorado residents.
