Denver Homes For Sale: Closings, Everage Sales Price Rise in May

Again, we’re seeing more positive news for Denver homes for sale. The latest numbers from Metrolist were released yesterday, and all of the numbers were positive for home sellers.

Based on the numbers, closings are up 24% year over year, average sales prices are up over 10% year over year and the housing inventory is down over 40% from May last year.

From The Denver Business Journal:

The average sales price stood at $284,059 in May, up 3.2 percent from April and up 10.45 percent year over year.

“Right now, everything looks extremely positive,” Bauer said.

The inventory of homes available for sale remained at “historically low” levels, Bauer said. There were 10,591 homes for sale in May, up 3.3 percent from April but down a significant 41 percent from May 2011 and 51 percent from May 2010.

While these numbers are great fro Sellers, buyers are having a real problem just finding an available home, much less getting an offer accepted. We are working with several buyers looking at Denver Homes and Denver foreclosures who have put in bids on several properties before they were able to place a home under contract.

Colorado Foreclosures Down 13.5%

RealtyTrac released a report today detailing the decline in the sale of Colorado foreclosures in the first quarter of 2012 compared with the first quarter of 2011. While foreclosures are accounting for 30 percent of all residential home sales in Colorado, that number is down 13.5% from the same time period last year.

From The Denver Business Journal:

Foreclosure-related sales accounted for 30 percent of all residential home sales in Colorado in the first quarter, but foreclosure sales were down 13.5 percent from the first quarter of 2011, according to RealtyTrac’s quarterly foreclosure sales report released Thursday.

The state tallied a total of 6,695 foreclosure sales in the first quarter, with an average sales price of $178,274.

AND…

The average sales price of U.S. homes in foreclosure or bank-owned was $161,214 in the first quarter, down 2 percent from the first quarter of 2011.

The first-quarter average sales price was 27 percent below the average sales price of homes not in foreclosure or bank-owned during the quarter, down from a 29 percent foreclosure discount in the first quarter of 2011.

Denver Homes for Sale: Prices Surge for 3rd Straight Month

Even more positive numbers came out yesterday for Denver homes for sale. The latest S&P/Case Shiller Home Prices Index shows Denver with thre consecutive months of year-over-year price gains – this after a year and a half of declines.

From the Denver Business Journal:

For the third straight month, metro Denver posted a year-over-year increase in home prices in March, at a pace that eclipsed all but two of the nation’s 20 largest markets, according to the latest S&P/Case-Shiller Home Prices Index.

Denver also saw a bigger month-over-month price gain in March than all but six other markets, seasonally adjusted, according to the closely-followed monthly report on average home-resale prices from Standard & Poor’s .

Denver’s three consecutive months of year-over-year price gains followed 18 months of declines.

The only two cities with greater gains were Minneapolis and Phoenix.

These numbers are obviously great news and reflect what we have been reporting here for months. In addition, these numbers include all Denver homes for sale, including Denver Distressed Properties (Denver foreclosures and Denver short sales).

The past two months have shows a huge surge in buyers trying to take advantage of the low rates, and severely depressed inventory (down 30%-40%). Many listings are lasting only a few days and generating several bids.
