Denver Home Prices Rise a 2nd Month

With so much attention being given to Denver foreclosures and the underwater homes, much of the good news has been overlooked for the past few months. And while we’re not in a full blown housing recovery, we have been seeing a slow uptick in housing data and prices for homes throughout the Denver metro area.

THis article in the Denver Business Journal highlights two important points: 1.) Year over year prices have decreased, but 2.) Month over month prices have increased 2 months in a row. This is very encouraging.

From The Denver Business Journal:

But Denver home prices rose 1.4 percent in May from the previous month, above the 20-city composite growth rate of 1 percent.

It was Denver’s second straight month-over-month price gain, and April’s 1.5 percent price rise from March was Denver’s first monthly gain in 10 months.

All but four of the 20 cities covered by the Case-Shiller report also saw monthly price rises.

 We had an out of town buyer call us recently regarding Denver Horse Properties. They are moving from a much more rural area than metro Denver and were interested in learning more about how to search for properties that allow horses in the Denver area.

They expressed frustration with most of the online search engines available to consumers. For various reasons, most online search engines don’t allow consumers the option of selecting properties that allow horses. In addition, those that do, don’t explain the categorization and specifications that the Denver MLS uses for horse properties.

Denver Luxury Home Sales on the Rise

 Some good news on sales of Denver Luxury Homes came out today. Both month over month sales and year over year sales for the same month increased in June. In addition, we’re seeing the days on market improve significantly.

 From The Denver Business Journal:

Luxury Home Sales on the Rise

Seventy-one homes, with a sales price of $1 million or higher, sold in June, as compared to 47 in May. That number also was slightly higher than in the previous year, when 67 homes sold in June 2010.

The report is based on data from Denver’s Multiple Listing Service, a database of home sales activity for real estate professionals.

Those June sales also were faster, with an average of 164 days on the market, than the month before when the average stood at 215 days on the market. Both numbers were up from June 2010’s average days on the market, 116.
