Denver Homes: Prices Up 9.5% year-Over-Year

There is more good news to report for the market and prices of Denver Homes. The latest CoreLogic report shows that for the 11th straight month, Denver home prices have have increased year over year. The latest numbers available from are for December of 2012 and show that prices for Metro Denver Homes rose by 9.5% from December of last year.

This is a very significant increase and shows that the Denver market is on a steady uphill climb. These numbers include “distressed properties” (Denver foreclosures and Denver Short Sales). If those Denver distressed Properties are taken out of the calculations, the price increase is still 8.3%.

From The Denver Business Journal:

Those prices for the Denver-Aurora-Broomfield area grew 9.5 percent in December from a year earlier, including all distressed property sales, the report states. Though prices slid slightly from November to December, 0.5 percent, that’s normal for the annual seasonal slowdown.

Without the distressed — short sales or real estate owned (REO) property — prices grew 8.3 percent year over year and 0.1 percent from November 2012, CoreLogic said.

Another national report released Tuesday, home sales data website company Trulia (NYSE: TRLA), labeled Denver’s market “booming” with “big price increases and healthier market fundamentals” along with San Francisco, Seattle, San Jose and Salt Lake City. No specifics about the Denver market were provided in the report.

Nationally, home prices increased 8.3 percent from December 2011, the biggest increase since May 2006.

These Coreogic numbers are very close to the other market numbers we have been reporting and are consistently increasing even when Denver foreclosures and Denver short sales are taken out of calculations. If you are thinking of buying a home, waiting may cost you $1,000’s of dollars. With prices rising and interest rates starting to creep up, now is the time to buy.

Denver Luxury Homes: Sales Up In January

Some more positive news for Denver Luxury Homes was reported on in the Denver Business journal today. Highlighting the latest sales numbers, Denver Luxury home sales (homes over $1 million) increased by 12 percent from January of 2012.

From the Denver Business Journal:

Buyers bought 28 such homes last month, compared to the 25 sold in January 2012. Those homes were worth $40.8 million, a 14 percent increase over the dollar volume moved in the same month last year.

The average sales price for those home increased slightly year-over-year, from $1.43 million in 2012 to $1.46 million. The average days on the market continued to fall, from 239 in January 2012 to 214 last month.

This report comes on the same day that numbers for the broader market of all Denver Homes increased for the 11th straight month.

Colorado Springs Homes: Prices Up 2.5% Year-Over-Year

 Some good news this month from Zillow for Colorado Springs Homes. According to their latest “Colorado Home prices and Home values” report, the average price for Colorado Springs homes has risen 2.5% from last year.

 It’s worth going to their site to read the full report here. You’ll see that nearly every metro area in Colorado has shown significant improvement in home prices. The only exceptions are Canyon City Metro area, Edwards metro Area and Sterling Metro area. Colorado Springs and the surrounding area, as well as Denver Metro area, have shown a very encouraging upward trend.

As we continue to see the number of Colorado Springs foreclosures decline, we should see a slow but steady increase in home prices for the area.

Denver Homes: year over year Prices Climb 7.8%

We continue to see every report on prices for Denver Homes showing significant improvement. The latest report comes from S&P/Case Shiller and is highlighted in today’s Denver Business Journal.

This report shows that prices on Denver homes rose 7.8 percent in November 2012 when compared to November of 2011. THis increase marks the 11th straight month of continued year-over-year price increases.

These numbers include all of the sales for the Denver area, including Denver foreclosures and Denver short sales. 

From the Denver Business Journal:

Denver area home prices rose 7.8 percent in November 2012 from a year earlier, the metro area’s biggest year-over-year price gain since before the recession, according to the latest S&P/Case-Shiller Home Prices Index, released Tuesday.

It was the 11th straight month of year-over-year price gains in metro Denver, according to data from the closely followed real estate report series from Standard & Poor’s.

Local home prices in November were at their highest level since October 2007, according to historic data from the report series.

With the housing inventory incredibly low, hopefully these increased prices will spur sellers to list their homes for sale. Our team has buyers ready to pounce as new listings hit the market and demand is getting stronger everyday.
