Denver Luxury Homes Sales Up 20%

Some more good news today documented in the Denver Business Journal for Denver Luxury Homes. According to a report released today from Kentwood Real Estate, the number of Denver Luxury Homes sold almost 20 percent year to date through August.

This is in line with the numbers we have been posting here for almost a year now. While the luxury home market in the Denver area typically lags behind median priced homes, we have still been seeing a significant increase in the number of luxury homes being sold.

From The Denver Business Journal:

The number of luxury homes sold in the metro Denver market soared almost 20 percent year-to-date through August compared to the same period last year, according to a report released Wednesday by Kentwood Real Estate.

There were 325 transactions, totalling $492.1 million, of homes with price tags of more than $1 million through August – a healthy 19 percent gain over the same eight months 2011, the report states.

There were 45 sales of luxury properties, including single family homes and condos, in August totalling $63.46 million, a slight month-over-month decrease from the 46 sold in July 2012 but a whopping 61 percent increase from the 28 sold in August 2011.

The most expensive property sold was for $7.5 million, the report states.

Average number of days on the market year-to-date dropped 7.7 percent year-over-year, from 222 in 2011 to 205 days this year.

Denver Homes: Prices up 8.4% in a Year!

Some more fantastic news was released today regarding sales and prices for Denver homes! According to the latest report from CoreLogic, their Home price Index (HPI) for the Denver metro area grew 8.4% in July compared to July of 2011!

THis number includes all homes, including Denver distressed properties (Denver foreclosures and Denver short sales) and is over twice what was reported for the increase in the national HPI.

From the Denver Business Journal:

The Denver real estate market continues to ride a wave of recovery as evidenced by gains in home sale prices, according to the CoreLogic Inc. home price index (HPI) report released Tuesday.

The HPI in the Denver-Aurora-Broomfield area, including distressed sales, grew 8.4 percent in July from the same month in 2011, the report states. That’s the sixth month in row that market’s HPI has grown year-over year.

That’s also a 1.8 percent increase from June’s revised HPI of 6.6 percent, according to CoreLogic. The company often revises prior month’s HPI as public records data is updated.

Nationally, the HPI grew 3.8 percent in July from the July 2011 index. CoreLogic noted that was the biggest year-over-year increase since August 2006.

While the fact that prices increased was not a surprise to us, the amount of the increase was. 8.4% over a year is not a small figure and when compared to the national figures, this is a very positive sign.

Even more encouraging is that these numbers factor in the Denver foreclosures and Denver short sales that have tended to weigh down some past reports.

Denver Homes: Prices up 4% from 2011

The positive price trend for Denver homes continues today with Case-Shiller releasing its latest Home Prices Index. The latest report shows a 4% increase in Denver homes prices for June of this year when compared to June of 2011. It also shows a month-over-month increase of 2% from from May of 2012.

If you have been reading our blog, then this news won’t be a surprise for you. Reports like this have been coming out for nearly a year and every indication has shows a slow, steady increase in prices of Denver homes. Keep in mind that these numbers include Denver foreclosures and Denver HUD homes. Many reports in the past have not included these distressed properties and have artificially inflated prices – this report does not remove those traditional lower numbers.

In addition to the positive uptick in sales, Denver is also #4 in the entire nation for price increases. From the Denevr Business Journal:

For the sixth straight month, metro Denver posted a year-over-year increase in home prices in June, at a pace that eclipsed all but three of the nation’s 20 largest markets, according to the latest S&P/Case-Shiller Home Prices Index, released Tuesday

The only major markets with greater gains in the year ending in June were Phoenix (up 13.9 percent), Minneapolis (up 5.7 percent) and Miami (up 4.4 percent).
