Colorado Foreclosures Hit 6 Year Low in July

The Colorado Division of housing released a report this morning detailing the 6 year low in sales of Colorado foreclosures. However, while still positive news, the headline is a little misleading. Here are a few more details from the report (found here):

  • For the first seven months of the year, Colorado foreclosures filings were up 4.9% compared to last year
  • For that same period, foreclosure auction sales were down 28%
  • Among the counties surveyed, there were 865 foreclosure auction sales during July of this year, compared to 1,134 sales during July of last year.
  • “There were fewer than 900 auction sales during July, which is a long way from zero, but back in 2007 and 2008, we often saw more than 2,000 completed foreclosures in a single month,” said Ryan McMaken, a spokesman with the Colorado Division of Housing. “New foreclosure filings are down quite a bit also but numbers have been flat so far this year.”

We are seeing many banks make amuch stronger push helping troubled homeowners by making Denver short sales easier to obtain. Most of the major banks have drastically improved the process and short sales can happen in just a coupe of months.

If you are new to the market, it is important to understand that these numbers relate to the auction process and the sales reported for those transactions only. Most Colorado foreclosures listed in the MLS have gone through this process and are being offered directly from the bank. This is a confusing distinction, but an important one.

Time to Buy Denver Investment Properties? Rents up 10.5%!

Rents are up in Denver. Way up. According to the latest report by Trulia, year-over-year rents are up 10.5% in July. This is spurring an increase in buyers looking at Denver Investment properties.

And it’s not just the rents. According to the same report, asking prices are up 8.6% year-over-year. This corresponds with the data we’ve been reporting here for nearly a year detailing the increase in dales prices for the entire metro area.

The Trulia Price Monitor and the Trulia Rent Monitor are the earliest leading indicators of how asking prices and rents are trending nationally and locally. They adjust for the changing mix of listed homes and therefore show what’s really happening to asking prices and rents. Because asking prices lead sales prices by approximately two or more months, the Monitors reveal trends before other price indexes do. With that, here’s the scoop on where prices and rents are headed.

Denver Homes: Prices Up, Inclusing Denver Distressed Properties

Yesterday, CoreLogic released a report on prices for Denver homes through June 2012. Their report (detailed here in the Denver Business Journal), shows that June’s home prices in the Denver area grew 7.2% over June of last year. Even more encouraging, is that when the figures for Denver Distressed homes (foreclosures, HUD, etc) are factored in, the home price index still increased by 6.3%.

The entire article and report is worth a read, but here are some of the highlights:

For the fifth month in a row, metro Denver’s home sale prices saw a year-over-year increase, according to a CoreLogic home price index (HPI) report released Tuesday.

The Denver-Aurora-Broomfield area HPI grew 7.2 percent in June over June 2011’s HPI. That was also a larger gain than was seen with May’s

Those numbers included distressed sales, which are foreclosed or real-estate owned (REO) homes.

This continuing positive news for Denver homes is just one more in a long list of reports that have been coming out over the past year showing a very strong and improving market.
