Our team does a great deal with Colorado Bank Owned properties, Denver short salesand helping sellers who are behind on their mortgage payments. Some of these sellers have legitimate harships – many times these are heartbreaking stories. But all too often, we have people contact us who are trying to “play the system.”

Many times those in goverment fail to remember two rules: 1.) Taxing an activities decrees that activity and 2.) Rewarding an activity increases that activity.

If you want to increase the number of people who give up on their homes and walk away, thereby increasing the number of foreclosures, and decreasing home prices, I can think of no better way than to pay homeowners $21,000 each to do it:

Servicers Asked to Consider a $21,000 “Cash for Keys” Option

… The proposal was given to servicers with the intent of revising and coming to a final draft in two months. Nearly half of that time has passed without significant strides, and many are worried that the process could be stalled at a time when a solution is considered necessary for recovery.

According to an article by The Financial Times, the five biggest mortgage servicers in the United States were encouraged to consider a “cash for keys” option for 90-day plus delinquent borrowers that would pay them as much as $21,000 to move out…

Miralago at Marston Lake – Denver or Littleton?

We just listed a great condo at Miralago at Marston Lake. This is a gorgeous community that borders Marston lake and offers amazing amenities for a low HOA fee.

Immediately after listing this home, several of our past clients contacted us to ask if Marston Lake is located in Littleton or Denver. This is a great question and one that comes up every time we sell a home in Miralago.

Miralago at Marston Lake is officially in Denver. It will come up when you do any search of Denver condos. However, this complex is located half a mile south of Hampden off of Wadsworth. It’s roughly 2 miles north of Southwest Plaza mall. This entire area is usually thought of as Littleton (Lakewood is less than a mile north). Because of this location, many times these condos are listed in searches for Littleton condos.

Ignoring Your Dog Doesn’t Mean He’s Not Humping My Leg

I’ve been on a lot of listing appointments.

I’ve walked in on “adult photo shoots.”

I’ve seen bone-fide hoarders who had aisles in their living room walled off with 5 foot high piles of the Weekly World News and laundry.

I’ve seen motorcycles undergoing routine maintenance in the family room.

I’ve been hit on, insulted and shocked.

Through all of that, nothing bothers me more than a home owner who ignores their dog while he jumps, drools and claws on me.

Don’t get me wrong. I like dogs. I grew up with dogs. Dogs are great. It’s their owners who are idiots.

I just got back from an appointment where a seller had two, little yappy dogs. When she opened the door, she moved aside so the dogs could “say hello” and get to know my new sport coat. After a few minutes of barking and mauling, she thoughtfully moved them into her bedroom.

Five minutes later, as she showed me her bedroom, one of the dogs, in a stunning display of acrobatics, did a double jump, hitting the bed first and then landing on my back. After the third Double Lindsey, the owner took a break from telling me how her exercise bike and treadmill didn’t really take up that much room in the middle of her bedroom, to tell the dog to “sit.” He didn’t.

As we moved out to the kitchen, we sat down and started to talk about the home. Within seconds, the other dog buried her nose into my crotch while the acrobat made sweet love to my leg.

I can only fake a smile so long.

I got the listing, but lost a great sport coat.
