Colorado Foreclosures – Government Settlement on Mortgage Reductions?

Those of us in the real estate industry have been watching this story develop. It will definitely impact Colorado Foreclosures, but will also have a major impact on the nationwide housing market.

The core of these negotiations is whether the government can force banks to reduce the principal on mortgage balances for home owners who owe more on the home than the home is worth.

There have been well documented abuses by lenders on home owners struggling with mortgage payments, and many accusations of frauds against banks for seizing these foreclosures fraudulently.

However, as you read the article, keep this in mind: If banks are forced to reduce the principal on loans they have already made, thus decreasing their revenue, where will they recoup those losses? It doesn’t take a doctorate in economics to realize that costs will be passed on to new home buyers in the form of higher interest rates and fees. Those higher costs mean that the home buying power these new buyers have will be reduced. Ask yourself what that does to the real estate market.

 Government settlement with financial industry over foreclosure practices draws near

State and federal officials, who have been negotiating with financial firms over how to address widespread abuses in foreclosure practices, are moving closer to a settlement that could force banks to reduce the principal on mortgages for some borrowers who owe more than their homes are worth.

An official familiar with discussions between the government and the financial industry said the settlement also could require that banks increase their efforts to modify mortgages for distressed borrowers and pay penalties that could be used as restitution for homeowners who have wrongfully faced foreclosure.

Littleton HUD Homes – Another Accepted Bid and More Buyer Advice

This week, our team has had 2 clients win bids on Littleton HUD homes. This is exciting for our clients and we’re thrilled to help them in the process. However, we have also had a couple clients lose several HUD and foreclosure bids on homes over the past month. Here are a few tips to help you make the winning bid on Denver HUD homes or foreclosures:

Don’t Ignore The Market

If you’re placing a bid on a foreclosure, research the recently sold homes in the area. If homes are selling for $250,000 in the neighborhood and the foreclosure is in decent condition and listed fo $220,000, the bank is not going to accept a bid of $150,000 – especially if the home has only been listed a week. Ignore the media and the well intentioned advice of friends and family and focus on the data.

Move Quickly

If you find a home you want to make an offer on, DO NOT WAIT! We’ve seen buyers find a home they loved but wanted to “wait a few days” to make an offer. During that time, other bids came in and our client lost the home. It’s a heartbreaking experience. Don’t listen to the media; Colorado bank owned homes in decent condition in many neighborhoods are moving very, very quickly.

Get Set Up On Daily Property Alerts

As I mentioned, the best homes are going very quickly and you need your bid to be the first bid recieved by the bank. To do that, you need to learn about the new listings the day they hit the market. Littleton Foreclosures – Getting HUD Homes Under Contract

Our team has been showing many Denver HUD homes over the past few months. This past week, we had a client looking at Littleton foreclosures. We placed a bid on the HUD home below on Friday and received word today that the bid was accepted!

I want to use this opportunity to again educate buyers considering foreclosures in the Denver metro area. The best deals are moving very quickly! This home was on the market for the minimum amount of time a HUD is required to be listed and was immediately placed under contract once bidding was opened. Our buyer made a strong offer and we were able to beat other bids.

City Park Denver Condos
