The Highlands Ranch Town Center area just keeps growing. It seems like every week a new store or restaurant opens up. Just yesterday I stopped in the newly opened Vitamin Cottage and saw two new stores with big “Just Opened” signs hanging up.
WIth all of the new establishments going up, Town Center is becoming a great area for people looking to live in a setting where almost everything is within walking distance. You can now walk to everything from the public library to the SUper Target and plenty of great restaurants.

Metrolist has released new data(via the Denver Post) showing that the median home prises have risen 15% over the past 12 months. Try and look past the major typo (the author lists last year as 2008).
What is even more revealing is the number of homes on the market over the past 2 years. The market inventory fell from 26,000 homes on the market to just over 16,000 last month. Keep this in mind when you read about the “glut of unsold homes on the market.”
So many of the buyers we work with are discouraged when they start to look for a home and expext hundreds to choose from. It’s simply not the case. Usually there are only a hndful in any given area and the good homes move very quickly.

The Denevr Business Journal is reporting that a study just released from Integrated Asset Services details that Denver Metro Home prices rose 5.6% over the past 12 months. Other areas arround denver are fairing just as well:
Past 12 Month Change
• Denver County home prices – Up 10.8 percent.
• Adams County home prices – Up 1.1 percent.
• Arapahoe County home prices – Up 4.8 percent.
• Douglas County home prices – Up 5.4 percent.
• Jefferson County home prices – Up 4.2 percent.
This is fantastic news and puts our area ahead of most other national real estate markets.

Sales and selling prices of existing homes in metro Denver continued to improve in February, showing that the housing market continues to slowly recover, according to local real estate brokers.
Highlights of last month’s home sales included an increase in sales of $1 million-plus homes, a 20 percent jump in the average selling price for condos and a 15 percent rise in median sold price for houses.
Housing-information provider Metrolist Inc. of Greenwood Village released home-resale data Tuesday. The figures are for sales of existing homes that have been sold at least once before.
“All in all, we’re showing signs of a strengthening housing market,” said Gretchen Faber, broker/manager at The Kentwood Co. at Cherry Creek and Metrolist analyst. “There’s not as much volatility in the housing market as there was a year or a year-and-a-half ago.”
“Denver is coming out of the recession a little faster than everyone else. … People are out looking at and buying homes, looking at the affordability factor and marketability factor,” said Gary Bauer, an independent residential real estate broker in Littleton and Metrolist analyst.
