Littleton Homes: Prices Continue to Climb

It’s no suprise to anyone in the market for Littleton homes for sale that prices have risen a great deal over the past 6-12 months. We’re seeing roughly 10% year-over-year appreciation and there are no signs of that slowing down.

The latest report from Zillow shows this tren over the past 10 years. Even with the price spikes in 2008 and the beginning of 2010 and the lows of 2009 and 2011 (see chart) and steady trend of rising prices for Littleton homes is evident.

THe chart below shows the median sales prices for Littleton homes for sale over the past 10 years and encompasses not only single fmaily houses, but also Littlton condos and townhomes. All types of sales (including Littleton foreclosures) are factored into this report and the data is from every neighborhood in the city.

Zillow: Highlands Ranch Home Sales Prices Near 2008 Highs

 The sales prices for Highlands Ranch homes have almost recovered to the highs reach at the end of 2009 according to Zillow. The chart below lays out the median sales prices for all Sales tracked by the popular website and shows the most recent sales prices roughly $10,000 away from the record highs seen in December / January of ’09. 

Keep in mind that these figures take into account all Highlands Ranch homes, including Highlands Ranch foreclosures and Highlands Ranch condos and townhomes.  The drastic decline we have experienced in foreclosures over the past year may explain much of these price gains, but the high demand over the past 9 months is a big factor.

Denver Luxury Homes Sales Rise 63.5% in July!

At the risk of sounding repetitive, the market for Denver Luxury Homes is HOT! We’ve been posting each positive report on the high end segment of the market for the past year and it seems that each month is better than the next.

This July, year-over-year sales of the luxury home market in Denver (homes priced over $1 million) jumped an astonishing 63.5%! Here are the raw numbers: 85 total homes above $1 million sold in July 2013 compared to 52 homes in July 2012. In addition, the sales prices seem to be holding steady with a modest drop of 1.1% year over year.

Like the rest of metro Denver’s home sector, the luxury market of homes priced above $1 million continues to soar, with a 63.5 percent year-over-year spike in sales in July, according to Kentwood Real Estate.

There were 85 homes with a cost of more than $1 million sold last month, up from 52 in July 2012. Those homes had a sales volume of $134.46 million, up 61.6 percent from July 2012.

And:

Year to date, there have been 417 luxury homes sold, a 43 percent increase from 2012. The 2013 transactions were worth $634.262 million, up 42.5 percent in the year-ago period. The year-to-date days on market average stood at 180 days, 14 percent less than the 209-days average one year ago.

The market for Denver homes in general has been red hot, but less attention has been paid to this luxury market in the news. The fact that these high end homes are selling so strongly is a testament to the overall strong Denver market.

Westminster Homes Now Eligible For Grant Program

The Metro Mortgage Assistance Program recently gave buyers looking at Westminster homes something to cheer about. Now, Westminster has been added to the list of eligible cities for the Metro Mortgage Assistance Program. This is the closest thing we have seen to Zero Down Mortgage Programs in Denver for a while.

This program has been around for several months in other states and has helped many buyers buy a home that would otherwise been beyond their reach due to a lack of down payment funds. This program can be used on all Westminster homes, including Westminster foreclosures, so give us a call today if you’d like to apply or want more details.

Here are the basics:

  • Buyers must have a minimum 640 Credit Score
  • Household income limits of $91,100 for 2 or fewer and $103,000 for 3 or more
  • 4% Grant towards down payment and closing costs
  • 30 year, fixed rate mortgage
  • Purchased home must be the buyer’s primary residence
  • Buyers DO NOT have to be 1st time home buyers
  • May be used on any home in the following cities: Denver, Arvada, Brighton, Dacono, Edgewater, Lakewood, Littleton, Sheridan, Westminster or Wheat Ridge

This is a tremendous opportunity to get into a home using a government grant. These programs do not come along often – especially with a 4% grant – so don’t miss out!
