Fannie Mae to prohibit lenders from changing home appraisals

Fannie Mae is taking action to help home buyers and home sellers. Lenders reliying on automated systems for a property valuation have cost many, many deals and have left home sellers and buyers incredibly frusterated. It looks like Fannie Mae is moving to stop some of these problems.

Fannie Mae to prohibit lenders from changing home appraisals

 Reporting from Washington –

 Picture this: You’ve signed a contract to sell your house. Your buyers say they’ve nailed down the right mortgage. All is well. But then the appraisal comes in low – $25,000 to $50,000 under what was agreed in the contract.

The buyers refuse to pay a dollar more than the appraisal, you decline to go that low and suddenly the whole deal is off. You, the buyers and the realty agents involved are all left sputtering over the appraisal that scuttled the transaction.

 
This scenario is not unusual in many markets across the country, say home builders, realty agents and appraisers. One little-publicized reason: Lenders unilaterally may be lowering the numbers on the appraisals submitted to them to avoid accusations that the loans they sell to giant investors Fannie Mae or Freddie Mac are based on inflated appraisals – even slightly inflated. Such value inflations can expose lenders to “buyback” demands, forcing them to repurchase loans at huge costs.

Highlands Ranch Homes #12 on “Best Places to Live” List

Highlands Ranch Homes Rule!

We’ve known all along that Highlands Ranch is the best place in the country to live, but this week, Money Magazine made it official.

From the Denver Business Journal:

Colorado small cities are on Money magazine’s latest list of America’s 100 “best places to live,” with Fort Collins at No. 6, Highlands Ranch at No. 12 and Broomfield at No. 19.

“Bikers and beers. In most parts of the country, those two elements may be reasons to move elsewhere,” Money says of Fort Collins.

“But in the foothills of Colorado’s Front Range, bikers mean cyclists: Fort Collins has 29 miles of well-used trails. As for beers, this town has become a high-end microbrew mecca. New Belgium Brewery (maker of Fat Tire) is based in this entrepreneurial town, and competitors are moving in.”

Money also notes that Fort Collins is home to Colorado State University and a Hewlett-Packard complex. The city was No. 1 on the Money list in 2006.

As for Highlands Ranch, Money says that the Douglas County community has “over 8,100 acres of open space, 22 lush parks and activity possibilities that span from hiking to golf. This unincorporated area outside Denver offers the best of the Colorado outdoors.”

Colorado foreclosure filings down 4.6% in Q2

The numbers keep slowly, slowly trickling down in Colorado. We’re still seeing activity in the housing market creep back as the foreclosures disappear.

RealtyTrac: Colorado foreclosure filings down 4.6% in Q2

In the quarter ended June 30, Colorado had 15,287 properties with foreclosure filings, down 4.59 percent from the first-quarter total of 16,023 but up 4.73 percent from the second quarter of 2009, according to RealtyTrac, an Irvine, Calif.-based private marketer of foreclosure properties.

Colorado’s rate of homes with foreclosure filings for the second quarter of 2010 was one out of every 141 housing units, almost the same as the national rate of one in 144, RealtyTrac said.

Windsor Gardens Condos Investigated by HUD

Just about everyone is familiar with Windsor Gardens, Denver Condos. Its a 55+ retirement community that both sells and rents Denver Condos.

It seems as if for the last 3 years, HUD has been investigating Windsor Gardens for violations of the Fair Housing Act (Denevr Post Article). It seems that much of the problems stem from Windsor Gardens initially advertising the community as “50 and over” (Federal Law States you can only restrict 55 and over).

It’s an interesting article, but honestly, a 3 year investigation seems a little lengthy for this.

Windsor Gardens seems to be all over this and as already issued a press release defendingtheir actions.

Prairie Ridge Condos, Aurora – HUD Home
