Denver Luxury Homes Sales Rise

 Some more good news for Denver Luxury Homes this morning. A new report is showing a continued improvement in the sales of Luxury homes across the metro area. These numbers have been slowly trending up all summer and its great news to see the trend continue!

From The Denver Business Journal

More luxury homes sold in the metro Denver area in July, and for a higher median price, than in the same month of 2010, according to a new report from Coldwell Banker Residential Brokerage.

Deals closed on 69 homes, each priced more than $1 million, according to the report, which is culled from Multiple Listing Service data. While that number was up 38 percent from the 50 homes sold in July of 2010, it fell slightly from June’s 71 sold.

The median price rose to $1.39 million, up from July 2010’s price of $1.22. That number also climbed 7 percent from June’s median price of $1.3 million.

Colorado Foreclosures Decline

Some more good news for the Denver housing market today. A state report released this morning shows that Colorado foreclosures not only fell, but they hit their second lowest quarterly total since 2007.

Here’s the key information from the Denver Business Journal:

Public trustees reported 7,233 foreclosure filings in the second quarter with 5,333 sales at auction being completed. Both numbers are down from the same period in 2010, when there were 10,233 filings and 5,887 homes sold, according to the Colorado Division of Housing 2Q Foreclosure Report.

That’s the second-lowest quarterly total since 2007, according to the report.

The numbers also fell from the first quarter, when there 8,115 filings and 5,600 sales, drops of 10.9 percent and 4.8 percent, respectively.

This news is a continuation of other data we have reported here. The Denver housing market is definitely improving – slowly.

One of the contributing factors to this improvement is the incredibly low vacancy rates and the resulting high rental fees. This is prompting many would be renters to consider owning a home; not primarily for investment purposes, but simply to keep their monthly payments lower.

Fannie Mae, Freddie Mac, HUD Rentals?

It looks like some Freddie Mac, HUD and Fannie Mae homes may be converted to rentals in an effort to decrease the number of foreclosed homes on the market. Thereby Bringing all of the efficiency, low overhead and common sense you’d expect from the Federal government into the rental market.

What could possibly go wrong if the government ran one more piece of the housing market?

From the Denver Business Journal:

The Wall Street Journal reports that Fannie Mae, Freddie Mac and the Federal Housing Administration owned a combined 250,000 foreclosed homes at the end of June, with another 830,000 somewhere in the foreclosure process.

Federal officials will seek proposals from investors on how to move such properties onto the rental market rather than selling them at a discount and pushing down home prices, the Journal said.

Fannie Mae Homes in Denver

Our team has been writing contracts on a number of Fannie Mae homes in Denver this past month and we felt it worthwhile to discuss both the Fannie Mae Homepath Program and Fannie Mae homes in General.

For starters, many of the Fannie Mae homes we are showing are some of the nicest homes available. Fannie Mae is going into these home before they are listed on the market and replacing the carpet and repainting the entire interior. Many times hot water heaters or other mechanical issues are repaired as well. In addition, Fannie Mae is including a two year home warranty on all of these properties. These are not your typical bank owned homes!

The renovations and improvements are just the beginning. Most of these listings qualify for Homepath Mortgages. These mortgages offer many advantages over conventional and even standard FHA loans.

Some of the benefits include:

  • Low down payment (at least 3 percent) can be funded by the borrower’s own savings; a gift; a grant; or a loan from a nonprofit organization, state or local government, or employer.
  • No appraisal is required by the lender. THis saves hundreds off of your closing costs.
  • No mortgage insurance (check with the lender for your specific property and mortgage terms). 
  • Expanded seller contributions for closing costs allowed.
  • Available for primary residences, second homes and investment properties.
  • Many condo project requirements are waived; ask the lender for details.
