Denver Homes: Prices Up in August

Some good news for Denver Homes this morning from Case-Shiller via the Denver post. For the 4th time in the last 5 months, Denver homes prices showed an increase. This is in line with what we’ve been reporting her for months now. Denver’s housing market is recovering, slowly, but it is trending upward.

Much of this has to do with the fact that Denver encountered housing issues before the rest of the country and is now coming out of it sooner. In addition, the prices of homes, and resulting Denver foreclosures, never dipped to the extent that it did in many other areas of the country.

From The Denver Business Journal:

But Denver home prices rose 0.4 percent in August from the previous month, better than the 20-city composite growth rate of 0.2 percent.

Denver home prices were flat month over month in July but rose in April, May and June from the previous months, with increases ranging from 1.4 to 1.6 percent. Before that came 10 straight months of price declines from the previous month.

Among the other 19 cities covered by the report, the only places to see a year-over-year home-price gain in August were Detroit (up 2.7 percent) and Washington (up 0.3 percent).

Denver HUD Homes: $100 Down HUD Program is Back!

This is fantastic news for anyone looking at Denver HUD homes for a potential purchase! HUD just announced that they are bringing back the $100 down program for their HUD homes.

We’re getting more details on the program now, but basically, these are standard FHA mortgages with one exception: instead of requiring the buyer to put a 3.5% down payment, the buyer is only required to put down $100. This makes Denver HUD homes suddenly much more attractive to a standard homebuyer than any of the other available Denver foreclosures on the market.

While Denver Fannie Mae homes and Freddie Mac homes have had some financial incentives to buyers, this $100 down program will increase the demand for these homes. As I’ve mentioned several times before on this blog, HUD homes in several Denver areas typically recieve multiple bids and many times sell for more than the listing price.

Denver Homes for Sale: Market Considered Strong

Some good news came out at the end of last week for Denver Homes for sale. An article in the Denver Business Journal reported data from Hanley Wood LLC ranking Denver’s housing market 10th out of the nation’s top 100 cities.

In the report, the executive director reinforced what we’ve been saying for a while: The Denver housing market is beggining a slow, gradual recovery.

Denver achieved its ranking because its home values are holding steady, its foreclosed-homes inventory is dwindling, and its economy is stronger than most other markets.

“Denver is at the end of a long valley, but there’s still a slow, gradual recovery ahead,” said Jonathan Smoke, executive director of research for Costa Mesa, Calif.-based Hanley Wood. “The good news is, it’s not getting worse. Denver is right at the point of recovery.”

Denver Luxury Foreclosures: FDIC Auction

Our team has helped several clients attend and bid at auctions over the past few years. They rarely, if ever, live up to the hype, but they are always interesting to attend. The FDIC just announced an auction on October 22nd, that will among other properties, include Denver Luxury Foreclosures.

It’s rare to see the FDIC conducting a property auction, and there will only be about 20 properties up for bid at this auction. The properties will range from commercial lots to a small technical school to Denver Luxury homes.

From The Denver Business Journal:

The Federal Deposit Insurance Corp. said Monday it will auction off about 20 properties, most of which are in the metro Denver area, on Oct. 22.

Properties include office buildings, a luxury home, former bank branches, a small shopping center in Arapahoe County and a former technical school.

Marietta, Ga.-based John Dixon & Associates is managing the sales, which will include an option to bid online.

A Denver luxury home at 159 S. Dexter St., built in 2009, will be one of the properties for sale. The school, 42,992-square-feet large, is located at 1198 Boston Ave., Longmont.
